If you want to save your money stay away from this money sucking agent. Gail Harbottle, the lady is genuine fraud. In terms of service during tenancy they would not mention any issues. And then after checkout they are just after your money. I wish I had read the reviews before taking the rent. I stayed at 136 Rothbury terrace and cleaned it to the best possible when leaving. But their inspection charged false checkout report. Even streak on mirror was considered an issue with cleaning. I went with DPS resolution, and got back 60% of my deducted deposit. Overall stay away from this agent

I'm appalled at this letting agencies morals. Taking two nurses deposits who have worked throughout this pandemic. I'm sorry they didn't weed their garden after busy 12.5 hour shift. I visited my friends flat and witnessed the damp flat they lived in. The poor service they received to treat this. Now this. Do not rent from Rhapsody they're a heartless money making service.

They'll take any chance or excuse to take more money. If you're currently renting please use tweezers to pick up remaining nano-size specs of dust or else they'll photograph it and steal your money.

Tried to hold on to deposit and make us pay extra, we got it back through the arbitration process but the fact they'll happily try and take money from a so much money from student nurses says a lot about this company.

We had a good experience with Rhapsody up until it came to getting our deposits back at the end of the tenancy. They were good at managing the property and resolved any issues quickly. We left the property in immaculate condition, however Rhapsody charged us for two hours of cleaning and a new shower curtain, which was completely unwarranted. The invoice for the cleaning looked very suspicious, with no contact details for the said company, Bewitched Cleaning and Property Services, which does not seem to exist on either Google or Companies House, and the logo is identical to a cleaning company in Dorset.

Very suspicious. As for the shower curtain, the evidence sent by Rhapsody was a picture if a clean shower curtain. We reluctantly had to accept the deductions to our deposit, as one member of our group needed the money back urgently, and we could not wait for the arbitration process with the DPS. I would warn anyone who is looking to rent with Rhapsody to take EXTENSIVE photos of the condition and cleanliness of the property when you move in, however ridiculous this seems, as they will be ridiculously unreasonable when it comes to getting your deposit back, as they will expect the property to be beyond clinically clean.

Make a note and take photos of any stain, any spec of dust (move all furniture and photograph behind it and underneath), marks on the walls and all furniture, dirt in the bathrooms (mould in particular). Although this seems completely ridiculous, this is what Rhapsody will do when it comes to the end of the tennancy, and will charge you handsomely for it. Make an extremely detailed inventory. Overall a typical letting agency that will unjustly take your deposit at the end of the tenancy. Proceed with extreme caution.

My friends and I have just moved into a great flat through Rhapsody. They were so helpful (especially Kim) and the place is immaculate. I would defiantly recommend!

I would recommend Rhapsody to any of my friends and would definitely rent with them again. They were friendly and informative from my first enquiry. Applying for and moving into my flat was smooth, and throughout my time in the flat they were always on hand if something broke or wasn't working properly. I've previously rented with agents who were just completely unprofessional- but not Rhapsody. Thank you for making my time in my flat so enjoyable!

Highly professional and efficient letting agent, they are probably the best I've dealt with. All repairs were seen to very quickly, often someone was sent round the same day. Furthermore, my deposit was returned in full to my account three days after my tenancy had finished, would recommend!

Do not use this Agency, I was in the property for 5 years, looked after it well, but they took most of my deposit back. They say its kept safe in the DPS as an excuse but they took 445 pictures at the end of the tenancy, mostly of tiny spec's of dirt and dust after we spent the whole weekend cleaning the place. They are thieves, do not use them, arrogant and unhelpful, you will kiss goodbye to your deposit if you use these clowns. 1/5 is generous.

Great and friendly when collecting your rent and selling you their services, however will over exagurate to take money off you at the end of term and use cheap contractors during the term then price you up with expensive contractors' 'Estimates' when they expect you to pay for their dreamed up cleaning requirements. Was a tennant for 4 years and 5 months, complained about damp for 4 years with solution not being found until the final year.

In the meantime, I was loaned a dehumidifier and asked to shower with the window open in Winter. The potential fix, as the roofer stated when leaving "That might not have fixed it if the wood is to far gone." I hope for the new tenants it is fixed as winter is approaching. Over those years the maintanence on the property was done to a poor standard, to a point where we actually asked them not to send certain contractors out.

With only their plumbing and heating contractors Tom and Alan actually being any good at what they do. At the end of the property we were given a blown up figure of 295 to clean a property that we repainted and gutted for 3 days prior to handing the keys back. If you're a tennant, I'd advise you to look elsewhere or document any communication you have with them during your tenancy, I did via Email. If you are a landlord, perhaps use your own resources for mainanence as I would not recommend Rhapdosy.

We have had very positive dealings with Rhapsody. They were caring to us as tenants, and took care of the property. Found them to be efficient, professional, personal and friendly. Hard to find these days. We have rented many properties, and there are few agencies we would trust, this is one of them.

In an industry with a lot of awful lettings agents, and dodgy landlords, I have found Rhapsody to be absolutely brilliant. All the places I looked at were lovely and clean and well looked after. The staff there were very helpful and were happy to go out of their way to do the extra little things that I asked for. If there were any problems, they were fixed immediately and with no fuss, the tradesmen working around a time to suit me. It's a breath of fresh air - the best lettings agents I've ever had, and that over 20 years of renting. Would highly recommend.
