It seems they are able to rent properties during the night! Congratulations to you! Either they are "ghost" properties or they don't want to rent to reliable people even if they are on benefits and can afford to pay their rent every month on a regular basis! Not accepting applications from people with benefits is discriminatory and against the law!

I've just completed a purchase using C James (I used them 10 years ago as a first time buyer and now back in the area used them again) and it was another great experience. I had some difficulties with COVID during the purchase which caused a delay of several weeks on my side, but Bob at C James kept the seller onside when he could have easily (and understandably) walked away. Really appreciate the work they put in to get the deal over the line, even taking on some of the expense caused by my delay. Would definitely use them again.

After a couple of attempts to sell my property with other agents fell through, I turned to Bob, from C James & Co. I picked other agents for valuations prior only due to their widespread presence in my area (between Mitcham and Colliers Wood), however, ultimately efforts to sell my property were unsuccessful. Enter Bob! From the start, Bob came across as very experienced, super chilled out, and gave me no corporate spial.

We picked an asking price over the phone, I then handed over the keys in person and he sent someone over soon after to take photos, ready for marketing it. A few days later a photo went up in the branch window, a couple of adverts were posted online, and hey presto, after just over 2 weeks an acceptable offer came through from a genuine buyer. No taking people around to the property just for show (I.e.

Because they want to boost viewings numbers, even if there is no chance of making a sale), no receiving of silly offers, which just makes you feel as though you've wasted your time, and no trying to 'sell' me an offer that wasn't good enough. The sale itself was a roller-coaster from start to finish, but Bob was super easy to work with the entire time, relaying openly and transparently what was going on.

I never once felt as though I was being particularly 'managed' in any way. If there's anything that I've learnt whilst buying and selling properties, dealing with an estate agent that is honest and pragmatic, but also easygoing, can save you hours and hours of chasing solicitors and worrying, which is worth its weight in gold. If you're looking for a super corporate agent that wears a suit 24/7 and speaks to you strictly in a customer/client manner, perhaps C James isn't for you, but if you want someone you can trust to be honest with you, do the right ring on your behalf, and to pragmatically look for solutions to problems that arise, they certainly are. Honestly, I cannot recommend them highly enough, and would use them to sell or let a property for me again, even if outside of their core catchment area.
