Tenant Fees

This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.
Emergency Repairs

It is the tenant's responsibility to report an issue, It's important to keep your property in the best possible state of repair and it is the tenant's responsibility to promptly report any repairs or maintenance. What maintenance is a tenant responsible for? Please report any non-emergency repairs through the 'my property file' app and call us on 01909 772777 to report any emergency repairs.
Selling Package
Report

Preparing Your Home To Sell

Viewers will often see small repairs that you perhaps can see past and are able to live with day to day; make a list of any repairs needed in each room of your house and where possible get them sorted before any viewings take place. It is easy to let furniture and other items build up over time, but it is difficult for potential viewers to see past any clutter; consider storing items externally by renting storage space or utilising the shed/garage etc.Look at each room and consider if it is worth sprucing up by painting any areas that have become marked or worn over time.
