About
Report
Smaller investors have traditionally found it difficult to directly invest in the asset class of prime commercial property, either because their funds were insufficient to acquire the asset, or, if sufficient, might expose them entirely to one property. In 1990 in response to the unprecedented buying opportunities then available in the weakest property investment market of the Post-War period, Ratcliffes began to explore the possibilities of property investment purchase through tax-transparent syndication.

Some property syndicates only purchase property in the UK, such as Ratcliffes, the chartered surveyor. It buys a property and then markets it to a number of its registered investors, breaking the gross purchase cost into a number of shares. Share sizes are rarely less than 25,000 or more than 250,000.
Testimonials
Report
In the current low interest environment that tempts you to take undue risks, I think Ratcliffes' low risk Syndicate Investment is a godsend for those who have funds to invest and I thank you for providing that opportunity. I've known Ratcliffes for many years. I admire the way they provide full disclosure, warts and all, not only to their investors, but to the market in general.
Syndicate Structures
Report
Properties acquired are held in newly established property nominee companies, formed for us by Druces. These companies enter into a Deed of Trust to hold the property on trust for the syndicate of participating Investors, each of whom owns a defined share of the property. After the sale of the property the companies are struck off to ensure that no residual liabilities arise thereafter.
