Minehead is West Somerset's Premier Seaside Town often referred to as The Gateway to the Exmoor National Park given its unique and desirable position between the beautiful National Park of Exmoor and the sea. The town lies on the south bank of the Bristol Channel, 21 miles north-west of the County Town of Taunton. Exeter and Bristol are of equidistance to Minehead, and both these cities provide excellent shopping and leisure facilities esteemed throughout the West Country. Furthermore, both Exeter and Bristol have their own airports which offer an ever growing selection of national and international flights.

The county town of Taunton enjoys excellent access across the West County and the rest of the UK. Exeter can be reached in 30 minutes & Bristol in 35 minutes. Both Exeter and Bristol have their own airports offering an ever growing selection of national and domestic flights. Taunton itself offers a fantastic mix of shops, restaurants and leisure facilities. A traditional English market town which is ideally situated close to open countryside and areas of outstanding natural beauty.
When a tenant moves in it is their responsibility to pay the council tax as the property's occupier. It is not the landlord's responsibility unless otherwise agreed. The exception is an empty property. As a landlord you may have to pay a charge for the period that the property is empty. The tenants are normally responsible for payment of these charges unless agreed otherwise at commencement of the tenancy. The tenant is responsible for licence arrangements if there is a television in the property.

If you are buying or selling a home you need an Energy Performance Certificate (EPC) by law given current legislation. EPCs are required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'. Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.
