A family firm stretching back to the 1920s. With the purchase and integration of both Stanley Keates & Sons offices our business has expanded to cover all of North Staffordshire. The company is now under the ownership of Andrew & Richard Johnson so it is once again a family firm. The owners are both Chartered Surveyors and deal with Residential and Commercial property. The firm has now rebranded back to its roots and updated its image together with new IT and a new website to drive its growth throughout the 2020s.
Surveyors have acted for a number of large-scale property companies and national retail chains, negotiating both new leases and rents on review, and are able to provide an in-depth, comprehensive service to suit client requirements. We are able to offer fees based upon results or time charge only. We prepare Schedules of Condition to be attached to leases on behalf of landlords and tenants, to ensure that either party is protected in the future, as the condition of the property is recorded at the commencement of the lease.
These can be carried out for accounts purposes or for purchase. We subscribe to the RICS Red Book Asset Valuation Manual and all our valuations are carried out in accordance with its directions. We carry full professional indemnity insurance to cover the client in the unlikely event of a claim arising from a valuation. We can also advise on reinstatement valuations for insurance purposes. These are required for a variety of reasons, whether it is to be attached to a lease or to be carried out at the end of a lease to confirm the condition of the property and list repairs to be carried out by the tenant.

It is our aim to provide an approachable service for our clients, informing them of the process of marketing and progress of a sale agreed. You will deal with one member of staff, who will oversee the process from marketing to completion. We have two ways to sell. Private treaty or auction. If you are marketing a property for sale, you are required by law to provide and Energy Performance Certificate (EPC) to any prospective buyer. Once obtained, a certificate remains valid for up to ten years.
