This tenant guide has been created to answer as many questions as possible and help you be well prepared for the exciting process ahead of you. Before we visit your property we will carry out some homework. We will already know of similar properties to yours that we have previously Let and in addition to this we will ensure a broad knowledge of properties that are currently being offered in and around your area. It is important that the Agent gives a realistic and honest opinion and to establish what sort of Tenant is looking for property like yours and just how many there are. This will have a big effect on the rental price and ensure that it is rented at the best rent in the shortest amount of time.

Moving home can be one of the most important financial and emotional decisions you're likely to make.

You will be responsible once you move into the property, this would include Water, Gas, Electricity, Council Tax, telephone and TV licence. The Landlord would normally be responsible for repairs to the property but you would be expected to carry out day to repairs, e.g. Your privacy is respected. It is normal for a Landlord or Agent to carry out inspections during the Term of the Tenancy however they should give you reasonable notice of this and it would not normally take place more often than quarterly.

On a successful application and with the payee's permission the holding deposit will be offset against the dilapidation deposit. This deposit can be forfeited should the tenant/s (or guarantor/s) withdraw from the tenancy, fails a right to rent check, provides false or misleading information, unreasonably delays responding to reasonable requests for information or fails to sign the tenancy agreement in the required time frame. Please Note: Costs and any default fees remain in place for all tenancies executed before 1st June 2019 and any tenancy not affected by the Tenant Fee Act 2019.
